At the 9th Local Government and Public Sector Building Maintenance and Facilities Management Conference, Ujwal Lakra, Executive Advisor, MBM, presented a case study on the New Facilities Management and Maintenance Model for UNSW – Back to the Future.

He began by presenting facts and figures on UNSW’s extensive portfolio, and the need for the new service delivery model which was implemented to overcome several risks associated with the previously outsourced managing agent maintenance model. He walked attendees through the journey from a managing agent approach to transformational discrete trade contracts with specialist service providers with respect to contract scope and the transfer of risk, as well as the service delivery model options available in the market place. The case study also showed the considerations that had to be factored in when developing the ideal model and the target outcomes. The journey effectively took UNSW to best fit and enhanced service quality, control, transparency and performance from an outcome based approach as opposed to a task based one. Best fit service providers spanned service lines, response coverage and asset management, and there were some invaluable lessons learnt along the way as part of the successful reset and realignment which Ujwal shared with conference delegates.
