MBM has provided cost advice to developer Auswin TWT on the entries for the design competition of the prestigious mixed-use development project at 495 Harris Street Ultimo, located opposite the Ian Thorpe Aquatic Centre. As project quantity surveyor MBM were made available to the design competition entrants to review their designs from a cost and value perspective, ensuring that the bids received were within the project budget.
Five of Australia’s leading architectural firms were invited to compete for the project, with the judging panel deciding the design of Architectus showed a good balance between modern amenity and the sites semi industrial heritage.
The winning design shows a multi-layered building that steps down from nine-stores along Harris Street to six levels facing Bulwara Road. Conceptually it allows for a total of 213 apartments ranging from studios to three-bedrooms, including two-level terraces with street level access. There also will be ground floor retail/commercial space and two basement levels for vehicles and bicycles, bringing the Gross Floor Area to around 20,000sqm.
General Manager of Auswin TWT, Stephen Fitzpatrick has announced the project will be called “New Life/Ultimo,” and it is expected the development will help breathe new life into Ultimo on one of the suburb’s most important sites.
