MBM’s Building Consultancy team (Graham Gellatly and Kevin Creed, Senior Building Surveyors, Andrew Heung Asset Consultant) were instructed to provide Charter Hall with a full appraisal of listed site defects on recently constructed developments, at both Practical Completion and end of Defects Liability Stages, provide condition assessments of the properties for leasing purposes and establish what periodic, preventative and warranty related maintenance is required during the defects liability period as set out in the contract.
MBM’s Building Consultancy team developed a bespoke combination of reports with schedules for the various reviews, which were developed with and to meet the Clients specific criteria, liaising also with the contractor when necessary to determine defect rectification methodology and the collation of information and documentation needed to complete the assessments. In-house systems were utilised to develop asset registers and tax depreciation schedule for each site. The industrial properties varied in size from between 20,000 m2 and 65,000 m2.
MBM were engaged by Charter Hall to assist with post development activities, for some of our recently constructed industrial sites at various locations in QLD, and Victoria. MBM’s services entailed producing defect and condition reports, maintenance schedules, and asset depreciation analysis. The reports produced by MBM were thorough, clearly outlining any associated follow up tasks and status, allowing us to drive the asset stabilisation process with confidence.
