Project Background and Scope

Lyf Bondi Junction is a 197-room serviced apartment hotel, developed by Iglu and operated under Ascott’s Lyf brand. Opened in early 2025, Lyf introduces a new co-living hospitality hub with thoughtfully designed studio apartments that cater to international students, professionals, business travellers and leisure guests seeking flexible short and long terms stays. Guests have access to a communal kitchen, co-working zones, rooftop gym and laundrette, alongside outdoor terraces and flexible gathering spaces. Additionally, a key feature of Lyf is the all-day dining venue on the ground floor which was strategically designed as both a guest amenity and a local community hub, accessible by the wider community. With high-quality finishes, adaptable layouts, and accessible apartment options, Lyf Bondi Junction delivers a progressive accommodation model that seamlessly blends hospitality, design, and shared living in one integrated environment.

Balancing MBM’s dual responsibilities as both Quantity Surveyor and Independent Certifier presented a unique challenge, requiring impartial oversight while actively managing cost planning, bank reporting, and value management.
