Project Background and Scope

MBM was engaged as the Cost Manager for the University of Newcastle’s Central Coast Clinical School and Research Institute (CCCSRI) fitout.
Located in the heart of the Central Coast, this important facility spans approximately 10,000m², and includes a mix of laboratories, research spaces, teaching areas, and office environments.
The CCCSRI fitout is part of a broader health and education precinct involving two towers. MBM is also providing Cost Management services for the Base Build of both towers, commissioned by Health Infrastructure.

Project Challenges

Delivering a high-performance academic and research facility within a shared development required careful attention to:

  • Complex Lab Fitout: Integrating specialised laboratory services within an existing commercial base building structure.
  • Service Prioritisation: Ensuring critical research infrastructure and services were scoped and delivered in alignment with teaching and operational needs.
  • Regional Location: Managing cost planning and procurement in a regional setting, where market rates, trades availability, and delivery times differ from metro areas

MBM Solutions

MBM worked closely with both the University of Newcastle and Health Infrastructure to ensure a smooth, cost-efficient delivery:

  • Detailed Cost Planning: Provided accurate, stage-by-stage estimates to support informed decisions around lab priorities and base building integration.
  • Value Management: Worked with the project team to prioritise critical research infrastructure while maintaining budget control.
  • Local Market Expertise: Applied regional market knowledge to manage cost risks and identify local procurement opportunities.
  • Dual-Client Coordination: Successfully coordinated between the base build and fitout programs across two clients to align costs, avoid duplication, and keep delivery on track.
