MBM provided full cost services encompassing detailed design and tender documentation, tender review, and construction-phase support including documentation and certification. The team also prepared a tax depreciation schedule and was responsible for the design, coordination, and integration of services across all relevant project disciplines

Project Background and Scope

This purpose-built student accommodation project is an eight-storey development comprising 117 units, currently under construction using innovative Volumetric Modular Construction (VMC) techniques. Designed to deliver a vibrant, community-focused living experience, the facility is scheduled for completion in early 2027. Spanning 955m2, the building will feature a welcoming ground floor lobby, café, spacious communal areas, and a library. Additional amenities include a rooftop terrace, private dining space, co-working and lounge zones, as well as basement car and bicycle parking. The development aims to redefine modern student living by fostering a strong sense of belonging and connection within a thoughtfully designed urban environment.

Achieving cost alignment between modular components and conventional construction elements presents complexities, requiring meticulous planning and coordination. Equally critical is the proactive management of stakeholder expectations and maintaining transparent cost visibility across all phases of the project lifecycle
