MBM is currently providing early concept design cost plan for both temporary works and main refurbishment with full quantity services to be provided for the duration of the project.

Project Background and Scope

Allens, a leading Australian and international law firm, has a distinguished history of over 200 years, shaping legislation and industry standards in the Asia region.
Allens, tenants at 101 Collins Street since 2012, will extend their lease. They’ve occupied parts of L33 and L35 to L39, with L37 as the client floor. The new deal includes L35 to L39, possibly expanding to L40. Major refurbishments are planned, especially on the client floor, but existing stairs remain. Floors will get bathroom and lobby upgrades. Construction will use a step-by-step, lump sum method, allowing Allens to operate without disruption.

Project Challenges

  • Refurbishment of the existing premises required a staged approach, including the use of swing space to minimise disruption to daily operations.
  • There was a significant risk of cost blowouts, as early works were required to relocate the Comms Room to Level 35 and reconfigure the Level 37 client floor to temporarily accommodate staff while refurbishment works were carried out on the main work floor.
  • The design scope had the potential to exceed the available budget, necessitating close management of scope and costs throughout the project
