Project Background and Scope

The 167 m tower is a 44-level mixed-use development The high-rise levels of the tower provide 109 luxury apartments. The mid-rise provides a 4-star 357 room hotel and in the low rise, 7 boutique cinemas and 687 m2 of retail activate George Street and Albion Lane.

It will replace the historic cinema which as occupied the site since 1903.

The proposal includes a six-storey podium that will accommodate a cinema, hotel lobby, conference facilities, a restaurant and retail tenancies.

Project Challenges

The redevelopment of a long-standing cinema site introduces heritage sensitivities and stakeholder expectations that must be carefully managed. The integration of residential, hotel, cinema, and retail functions within a single tower creates complexity in planning, services, and staging. The podium’s mix of public-facing uses requires detailed coordination, particularly around access, acoustic separation, and fitout interfaces. Vertical service distribution across 44 levels adds further design challenges, while the CBD location presents constraints around site access, traffic management, and construction staging. Delivering high-spec fitouts within budget remains a key focus throughout the project.
