Project Background and Scope

The project is focused on the redevelopment of the mixed use site at 224-234 Young Street, Waterloo, into a co-living/student accommodation property. The site formerly was made of two warehouses and will be developed to be a community hub to meet the demand of the Waterloo area and align with Scape’s focus on achieving vibrant student living environments. Scape’s co-living platform, the Living Company, will be the Principal for the project after initially purchasing the site earlier this year.

Project Challenges

The challenges faced by the project mainly revolve around integration with the community. During construction, it is expected that disruptions to the surrounding community will occur due to noise, traffic, and project delays which are unforeseen until construction. Additionally, the project design must consider integration with the suburb of Waterloo and its character, including transport links, public spaces, and developments such as the Woolworths supermarket.
Environmental impacts such as solar access and wind impacts will also need to be considered throughout design to ascertain longevity for the development upon completion.

MBM Solutions

MBM will utilise our benchmarking strategy as well as previous experience to ensure the project has the appropriate contingencies to cater for the above challenges. Similarly, our cost plans processes ensure that our firm follows Environmentally Sustainable Design (ESD) frameworks when considering the necessary contingencies required to ensure environmental impact is minimised for the benefit of the surrounding community.
