MBM has worked with the Macquarie Bank since due diligence stage through to practical completion and beyond, managing and providing advice during due diligence, ECI and main contract stages, including value management processes ensuring value for money within the budget parameters, advice on replacement insurances, asset management and tax depreciation

Project Background and Scope

50 Martin Place is a heritage building of recognised architectural excellence. This project consists of 9 office levels, 3 levels of basement parking, a banking chamber, mezzanine and ground floor. Two new levels have been added to the roof with plant hidden on top of level 2. This addition consists of a state-of-the-art auditorium, meeting and board rooms, a commercial kitchen, all housed under a unique new glass dome as pictured above. All the base building services have reached end of life and have been fully replaced while accommodating a tenant on Ground Floor and Basement. The replacement of the services included a new sub-station on roof level which was first in the Sydney CBD as well as 6 star green star and NABERS solutions. New bathrooms have been provided on all levels and all Hazmat materials have been removed. The original heritage pressed metal ceilings found on level 1 behind the existing fitout ceiling has been restored as well other unique features of this building. The atrium has been widened to provide more light into the building. A six star green star and NABERS ratings for the base building works have been achieved which again, was a first for a heritage building of this nature in Sydney. The revolutionary fitout focused on collaboration and included state of the art AV and IT and provided a fitting headquarters for Macquarie Bank. This project has since received many awards for design, innovative design and construction.

Project Challenges

State of the art fitout including replacement of all base building services whilst accommodating a tenant on ground floor. Despite complex heritage and base building restrictions the project team was still able to meet the 6 green star base building requirements. The fitout is based on leading and innovative concepts with the integration of the best technology available into this building as well as their art collection. It is MBM’s depth of experience that ensured no element of this intricate project was overlooked.
