MBM provided full cost estimating services for the Burwood RSL Redevelopment, supporting Club Burwood through all project phases with detailed cost planning, value management input, and financial oversight to inform design decisions and ensure alignment with budgetary objectives.

Project Background and Scope

Club Burwood is undertaking a transformative $209 million redevelopment in the heart of Burwood’s CBD, consolidating its presence with a new state-of-the-art club building and a 20-storey hotel. The project involves relocating the existing Shaftesbury Road facility to a new, strategically positioned site, and aims to deliver a landmark hospitality and entertainment precinct. Key features include a 600-seat theatre, a rooftop sky bar, multiple food and beverage offerings, and a 200-room hotel, all designed to enhance the local urban fabric.
The project is currently under assessment by the Sydney Eastern City Planning Panel, with height and scale under review. A Voluntary Planning Agreement (VPA) has been established with Burwood Council, securing significant public benefits including road and intersection upgrades and enhancements to the public realm. Once approved, the development is expected to redefine the precinct and deliver long-term value to the community and stakeholders

Project Challenges

MBM faced challenges due to the project’s large scale, tight CBD site, and changing design. Ongoing planning panel reviews and the VPA with Burwood Council added cost uncertainty, especially around public infrastructure works. MBM provided clear and timely cost advice to help manage these complexities and support informed decisions.
