A new model for rental living is taking shape in South Brisbane, with Kiō Investment Management set to deliver Halō, a 286-apartment build-to-rent development located at 10–12 Cordelia Street. The Sydney-based company is reimagining the rental experience through a residential tower focused on quality design, lifestyle convenience, and community connection.
Located on a 1,822-square-metre site less than 500 metres from Brisbane’s CBD, Halō will provide residents with modern inner-city living and within walking distance to parks, schools, public transport, retail, and essential services. Halō’s design creates stable and accessible apartments with a strong focus on long-term liveability to support the South Brisbane community’s expansion. The development caters to demand for professionally managed rental accommodation while fostering a connected and community-oriented environment.
Following previous engagements with Kiō Investment Management, MBM is proud to continue as a trusted cost advisor on the company’s latest project. Since 2024, the MBM team has worked closely with Kiō to set Halō in motion through cost guidance including cost planning and estimating, monthly progress claim reviews and reporting, financier reporting and recommendations, and lender reports throughout the delivery phase.
Queensland Director Reiss Draper is thrilled to watch the project progress and come to life. “My team has been excited to partner with Kiō Investment Management on Halō over the past three years, and to have supported a groundbreaking development. Queensland’s population growth is exploding, particularly in Brisbane as the state’s economic hub and home to the 2032 Olympic Games. The architecturally striking high rise will play an important role to help the city meet growing demand for permanent accommodation.”
